A new residential project is coming to 175 West 7th Street in Bayonne. The site, located at the corner of John F. Kennedy Boulevard, adjacent to the entrance to the northbound lanes of Route 440, is situated at one of the most visible locations in the city, in that it is visible to all drivers approaching or leaving the Bayonne Bridge. According to a legal notice, when completed, the building will be five stories tall and contain 56 luxury residential units. One parking space will be provided on-site for each residential unit.
The project will be developed by Jinco, Inc., a Secaucus-based developer responsible for several projects in Union City and West New York. Jinco was granted preliminary and final major site plan approval and bulk variance relief for the project by the City of Bayonne’s Planning Board during a meeting on December 13, 2016.
In recent years, the property, which currently consists of a small garage and a parking lot, has contained various automotive businesses, including Echo Auto Sales. Located in Bayonne’s First Ward, the tract sits next to Ideal Window Manufacturing, and is within walking distance of the six-year-old 8th Street Station of the Hudson-Bergen Light Rail, NJ Transit bus service to Journal Square in Jersey City and Manhattan’s Port Authority Bus Terminal, and businesses along the Broadway corridor.
Several blocks away, there are plans for two new multifamily buildings. A six-unit residential structure is slated to be built on the existing foundation at 77 East 21st Street, between Prospect Avenue and Avenue F, in Bayonne’s Ward 2., according to a legal notice. The proposal by Viola Moore was granted preliminary and final major site plan approval and bulk variance relief by the Planning Board during its meeting on November 10, 2016. Located just a block from the 22nd Street Station on the Hudson-Bergen Light Rail, the property was previously the site of another multifamily building, but it was destroyed in a massive fire in 2015.
Another multifamily development was approved by the Bayonne Zoning Board of Adjustment at the beginning of 2016, according to city records, for the site of a vacant lot at 82-84 East 31st Street, off of Prospect Avenue, in Ward 2. Plans call for a “luxury three-story apartment house” with seven units and a penthouse. Developer PR Buildings, of Bayonne, acquired the property for $310,000 in 2016, according to NJ Parcels records. However, the building has not yet been completed.
Plus, in Bayonne’s downtown, plans are moving forward for a large new mixed-use development at 477-481 Broadway, between West 22nd Street and West 23rd Street. According to a listing from Sabre Real Estate, the building is slated to contain 80 residential units and ground floor retail space when completed in 2018.
