An industrial building located within walking distance of the East Rutherford train station could be adaptively reused and expanded into a residential complex.
The one-story brick building at 315 Railroad Avenue is the focus of plans by a developer. A public notice says that 315 Railroad Avenue, LLC is looking to add a second story to the edifice and then use the enlarged structure to construct 23 apartments.
A total of 34 parking spaces would reportedly be provided on the premises, which sit less than half a mile from New Jersey Transit’s Rutherford rail stop and across the street from the train tracks. Downtown Rutherford, the East Rutherford Memorial Library, and the Federal Reserve Bank of New York’s East Rutherford Operations Center are also within walking distance.
The site has been used over the years by a ladder and scaffolding company and was previously home to packaging and publishing businesses.
Before 315 Railroad Avenue, LLC’s plans can proceed, the company will need to receive preliminary and final site plan approval from the East Rutherford Planning Board. The notice says that the board is scheduled to hold a public hearing on Tuesday, December 13, at 7:00 p.m. at the East Rutherford Municipal Building.
