
One of Jersey City’s fastest-growing neighborhoods will be getting a new pet daycare brand as Dogdrop is coming to a converted factory development.
RXR has announced that Dogdrop, the membership-based urban dog daycare brand, has signed a lease to open its first New Jersey location at the Hudson House complex. Expected to open in the fall, Dogdrop will bring its flexible daycare concept to the three-building mixed-use residential community that was built around the former Emerson Radio Factory.
Dogdrop is reimagining dog daycare for a new generation of dog parents who want a better-quality alternative that fits their lifestyle. Founded in Los Angeles, the brand uses a flexible, membership-based model that never requires an appointment and gives dog parents care options, from a single hour between meetings to a full day of play.

“At Hudson House, we’re curating a complementary mix of retailers that enhances everyday life for our residents while contributing to the continued evolution of the SoHo West neighborhood,” said Whitney Arcaro, Chief Revenue Officer at RXR, which purchased Hudson House with partners Columbia Property Trust, Strategic Value Partners, LLC, and One Investment Management last year. “Hudson House welcomes residents relocating from across the tri-state area and around the country, so bringing in a nationally recognized pet care brand like Dogdrop was a natural fit.”
The Hudson House Jersey City location will be owned and operated by local franchisee Jonathan Allen, who was drawn to Dogdrop’s philosophy of providing a more engaging daycare experience through smaller play groups and structured daily programming.
“What attracted me to Dogdrop was its philosophy that daycare should be an active, enriching experience for dogs, not simply a place where they’re supervised until it’s time to go home,” said Allen. “We want dogs to go home happy, tired and excited to come back, while giving pet parents the flexibility and convenience they need.”
The Hudson House Jersey City location will feature three dedicated play areas organized by dogs’ energy levels and temperaments, allowing staff to group dogs based on compatible play styles while incorporating daily agility exercises, brain games and socialization activities.
Dogdrop is the second retail tenant to be announced for Hudson House’s final phase following a Cangiano’s outpost that will also be opening at the development.
