The Home Edition at Compass proudly presents Lazul West, a new residential destination on Jersey City’s West Side. Located at 277-301 West Side Avenue, the building was born from an adaptive reuse project that converted and expanded a former warehouse into a six-story, mixed-used complex with 202 residences and multiple commercial spaces. The project was developed by TAY Investments and designed by AK Architects, with The Home Edition at Compass serving as the exclusive leasing team.
As part of a community-first initiative, The Home Edition at Compass have launched an intentional, phased lease-up for Lazul West to prioritize the local community within the evolving West Side neighborhood. Jersey City First Responders (police, fire, EMT, and hospital staff) are invited for a first look with an upcoming breakfast and tour, along with special incentives. Local neighborhood residents, small business owners, and those already invested in the local community are also invited to tour the building. To encourage community connection, The Home Edition at Compass will partner with local businesses to offer curated gift-cards and neighborhood-focused collaborations along with pop-up shops in the building’s commercial spaces.

Discussing the building’s leasing strategy, Danoly Mathelier of The Home Edition emphasized that the vision for Lazul West extends beyond simply filling apartments. “Our goal is not only to lease apartments, but to help foster a genuine sense of community and create excitement around supporting local businesses and the continued growth of the neighborhood.”
That emphasis on community-building was echoed by Yuval Shram, CEO & Founder of TAY Investments, who noted, “Our goal is to continue creating spaces that not only complement the neighborhood, but truly enhance the way people live within it. TAY Investments has also built a decade-long relationship with the COMPASS team, and together, we’re excited to continue adding value to the communities we invest in.”

Inspired by lapis lazuli, the legendary “stone of the sky” known for its deep celestial blue tones, Lazul West has been intentionally designed to foster clarity, balance, and elevation while melding with the neighborhood’s industrial vibe. The pet friendly building offers 202 residences and a collection of immersive amenities that introduce a new perspective on modern living. Studios, one-, two-, and three-bedroom layouts showcase industrial character blended with contemporary comfort to offer highly livable homes with in-unit conveniences, such as a washer and dryer, providing additional daily ease.

Light-filled interiors with oversized windows are complemented by warm textures, calming palettes, and refined architectural finishes to elevate the sense of calm and grounding within each residence. LVT wood flooring runs throughout the efficient, open layouts, while stylish kitchens are outfitted with custom cabinetry, quartz counters, and integrated GE and Haier stainless-steel appliances. Select homes feature private balconies or patios to encourage a sense of connection with the local environment.

Designed around the energy of the West Side and a focus on living well, Lazul West’s 20,000 square feet of amenities encourage community and everyday convenience. Horizon, the rooftop deck, features a courtyard, pool, hot tub, bar, and lounge seating, while the Serenity lounge offers a cold plunge, steam room, sauna, and chromotherapy shower. Residents can also enjoy Core, a state-of-the-art fitness center, Atlas, a co-working hub, and Currents, a resident lounge designed for relaxing and connecting.
The building also includes conveniences like a covered, attached parking garage with EV charging, bike storage, a secure package room, and virtual doorman/security services. An upcoming on-site café and additional commercial spaces will further activate the property with neighborhood gathering spots, pop-up shops, and other ventures.

Lazul West offers convenient access around Jersey City and beyond, with the West Side Avenue Hudson-Bergen Light Rail station just a five-minute walk away and Journal Square PATH reachable in 10–15 minutes, with shuttle service available to and from the station. Downtown Jersey City, the waterfront, and Manhattan are all easily accessible by Light Rail, PATH, or car, while nearby NJ Transit bus routes and quick connections to Route 440, the New Jersey Turnpike, Holland Tunnel, major highways, and Newark Liberty International Airport make regional travel seamless.

The growing West Side neighborhood offers easy access to everyday essentials. CTown Supermarkets and Bravo Supermarkets are ideal for groceries, while Hudson Mall, Marshalls, Staples, Old Navy, and Home Depot cover other retail needs. Local dining favorites include West Side Bistro, Next Door Provisions, The Table, Treehouse Coffee Shop, Cosy Cup Library, and Three Thirds Café.

Cultural and recreational destinations including Mana Contemporary, Liberty Science Center, Lincoln Park, and Skyway Golf Course are also nearby, along with New Jersey City University and Saint Peter’s University, making the neighborhood the perfect address for students and academic employees.
Lazul West heralds a new era to the West Side rental market. Studios start at $2,200, one-bedrooms at $2,600, two-bedrooms at $3,600, and three-bedrooms at $4,600.
