Leading commercial real estate brokerage firm Marcus & Millichap has announced the $3,545,000 sale of a net-net leased Vitamin Shoppe location at 2702 US-22 in Union, New Jersey.

Marcus & Millichap specializes in investment sales, financing, research, and advisory services. The firm’s New Jersey office investment specialists Alan Cafiero, David Cafiero, and Dean Matuszewicz had the exclusive listing for the property on behalf of the seller, the Klein Group LLC. The team also secured the buyer, Greg Jemal.

“Net-leased assets along major retail corridors in northern New Jersey continue to be in high demand,” remarked Senior Managing Director of Investments Alan Cafiero. “The Vitamin Shoppe is located on one of the most highly sought-after stretches of commercial highway in New Jersey, Center Island, Route 22.”

New Jersey-based Vitamin Shoppe is a nutritional supplements retailer with hundreds of stores nationwide. The 4,859-square-foot Union outpost is situated in a prime location on Route 22, with frontage on both the eastbound and westbound lanes of the highway.

Within a three-mile radius, there are 177,000 residents with an average household income of over $134,000. Major retailers in the Route 22 corridor include Target, Walmart, Dick’s Sporting Goods, Big Lots, and more.
