Urby is celebrating the groundbreaking of another New Jersey location. Hoboken Urby will bring 345 high-end apartments in a 16-story building to 256 Observer Highway between Park and Willow Avenues. With 17,000 square feet of retail, the new development will play a key role in the ongoing transformation of the south end of Hoboken along Observer Highway.

The building will showcase Urby’s emphasis on community-driven, lifestyle-centric living. The site’s retail spaces will feature shops and restaurants, plus residents will benefit from the property’s proximity to Hoboken Terminal with PATH, New York Waterway ferries and NJ Transit trains and buses connecting them to Manhattan and all points in New Jersey. The ongoing Hoboken Connect project also promises to make the transportation hub more bike- and pedestrian-friendly.

“Hoboken is the perfect Urby neighborhood: it is well-connected, energetic, and has a genuine sense of community,” commented David Barry, Founder and CEO of Urby. “At Hoboken Urby, we’re layering social spaces alongside bright and spacious apartments, an integrated café, and retail to create a place where people can connect with each other and with the city around them.”

The Hoboken development will comprise a range of spacious studio, one-, two-, and three-bedroom layouts with oversize windows, keyless entry and modern interiors designed by Shawn Hausman Design, known for their work on The Standard Hotels chain. Select units will have private terraces.

Residents will enjoy vibrant social spaces and outdoor areas as well as a broad offering of amenities. The 4th floor will include a courtyard designed by internationally-known landscape architect Bas Smets. This dynamic green space will feature extensive greenery, sunbeds, grills, a cold plunge pool and a firepit. Pet owners can walk their beloved pets on the rooftop dog run.

Urby currently manages three other buildings in New Jersey located in Journal Square, Harrison, and Newark. The company also recently sold its interest in a 762-unit development at 200 Greene Street near Exchange Place in Jersey City. Hoboken Urby is scheduled to open in summer 2027.
