With the economy reopening and life returning to normal, demand for trophy homes in New Jersey’s most elevated building is on a roll.

At the pinnacle of New Jersey’s tallest building sit a handful of white-box penthouse homes. Unlike the lower units at 99 Hudson, which come turn-key and feature top-of-the-line finishes, the penthouse homes come unfinished, allowing the buyer to create their dream castle in the sky.

Megha Moza, of Prominent Properties Sotheby’s International Realty, one of Jersey City’s top agents, recently announced the sale of one of the few remaining white-box penthouses for $3,650,000. According to Moza, the sale marks the second-highest condo sale in Jersey City history. The highest-priced condo was another 99 Hudson unit which closed earlier this year.

On a price-per-square-foot basis, this sale actually clocks in higher than the previous 99 Hudson penthouse sale, $1,641/sq.ft. compared to $1,577/sq.ft. Add in that these units are unfinished, on a price-per-square-foot basis, buyers are placing a significant premium on these coveted 99 Hudson units.

The latest unit, PH7600, boasts 2,223 interior square feet plus a combined 1,082 square feet of private terrace space. Occupying the 76th floor, the home sits over 800 feet in the air and features northeast, northwest, and southwest exposures creating a 270-degree view from 1 World Trade Center and downtown Manhattan to Hudson Yards, the George Washington Bridge, Jersey City, the Statue of Liberty, and on a clear day, 30 miles beyond.
