The Jersey City skyline will be undergoing another growth spurt in the coming years as officials have officially greenlit the first phase of a plan that will add three buildings and over 1,110 units along the northern edge of Downtown.
During their June 25 meeting, Jersey City’s Planning Board unanimously approved an application for a property known as 20 Long Slip. Images of the project first emerged back in March for the land, which abuts the trackage for the Hudson Bergen Light Rail system and essentially backs up against the Hoboken border.
Jersey Digs reported on a trio of developments planned for the property from LeFrak back in 2022. The endeavor would add new mixed-use buildings to the entirety of what is known as Newport’s Northeast Quadrant, one of the last stretches of vacant land along the Hudson River.
Designed by New York-based Arquitectonica with Executive Architect work by Hill West, the approved first tower will be the largest phase of the project rising 526 feet and including 530 residential units with no affordable housing component.
The apartments at the development will skew a bit smaller. Over half, or 298, will sport one bedroom, while the remainder of the living spaces consist of 180 two-bedrooms, 49 three-bedrooms, and two four-bedroom units.
20 Long Slip is set to feature 2,364 square feet of retail space facing a future 18th Street extension and most of the residential units would have balcony spaces that take advantage of the views. Many of the corner residences in the planned development feature outdoor spaces over 500 square feet.
The sixth floor at the project will be devoted to amenities including a 2,730-square-foot wraparound terrace spanning the entire east side of the property. Other perks on the floor include a 1,348-square-foot game room, a 2,087-square-foot clubhouse, a 1,500-square-foot co-working space, and a 2,200-square-foot fitness center.
20 Long Slip sports a glass-heavy design in keeping with several of LeFrak’s more recent Newport projects and nighttime renderings submitted in the application show illumination of the balconies. A potential groundbreaking date for the project has not been announced.
Jersey City’s Planning Board also approved a subdivision application from LeFrak for the parcels during the same meeting. The move will split the existing property into three lots for the phases of development while also creating a new 18th Street extension set to run east to west from Washington Boulevard.
The approvals for 20 Long Slip come just days after our reporting about another planned 41-story tower from LeFrak set to rise on property just off Washington Boulevard across the street from Target. That development is a standalone endeavor and not included in any of the phases of 20 Long Slip.
