A residential and commercial building could be in store for a group of properties located across the street from a cemetery in Newark’s West Ward.
The properties at 448, 450, and 452 South Orange Avenue by South 15th Street are the subject of a mixed-use development proposal from a company calling itself 452 South Orange Ave., LLC.
The three tracts are situated opposite Fairmount Cemetery near West Side High School. A used car dealership previously operated there. The site subsequently became vacant, though work recently got underway on the premises.
The developer is proposing 34 residential units, two ground-floor commercial spaces, and ground-floor parking, according to a notice of hearing. In order to proceed, the company will reportedly seek preliminary and final site plan approval with variances from the Newark Zoning Board of Adjustment during a Zoom meeting on Thursday, October 28, at 6:00 p.m.
452 South Orange Ave., LLC has a listed address in the Union County borough of Roselle Park that is also associated with GonSosa Development. A GonSosa sign was previously placed on the South 15th Street side of the development site.
The South Orange Avenue corridor in Newark has seen multiple development proposals over the last several years, though most have yet to come to fruition. The plans have ranged from the 70-unit “Fairmount Commons” and the 45-unit “Suncrest Commons” to a project with just over a dozen units at the corner of South Orange Avenue and South 18th Street.
