A plan to bring a mixed-use development to a narrow Bergen-Lafayette lot has been in the works for well over a year. Now, the Jersey City Planning Board is scheduled to review the proposal again.
A hearing over Zoom regarding the project at 306 Johnston Avenue has been scheduled during the virtual meeting this Tuesday, July 7 at 5:30 p.m. As was first revealed back in the spring of 2019, a company called AM Development, LLC is seeking to construct a five-story building with eight residential units at the 2,272 square foot site at the corner of Johnston Avenue and Monitor Street.
Should the GRO Architects-designed project be approved and ultimately come to fruition as currently planned, it would also include a rooftop amenity area and 930 square feet of retail space on the ground floor. Two of the units would contain one bedroom while six would contain two bedrooms.
Only residential unit would be “affordable,” according to the meeting agenda, though a $10,000 contribution to the Affordable Housing Trust Fund is also planned.
The property is owned by Mohamed Amin of 306 Johnston, LLC, according to an affidavit of ownership, but AM Development, LLC was authorized to make the application. The development application associated AM Development, LLC with Ahmed Amin.
The Jersey CIty Planning Board heard a version of these development plans back in November 2019.
This development comes as work on several other buildings is underway near the Liberty State Park stop on the Hudson-Bergen Light Rail. A 24-story high-rise is even being envisioned for a site just a few yards away. However, this project differs from other proposals given the minute size of the vacant lot at 306 Johnston Avenue. After Jersey Digs first reported on the plans back in April 2019, News 12 New Jersey’s Brian Donohue commented that “this is what a gold rush looks like when it happens in New Jersey.”
