
A mixed-use project that has been in the works for over five years finally has shovels in the ground as Jersey City’s northern edge has officially welcomed a new construction site.
On June 26, Mayor Steve Fulop joined other dignitaries and officials from The Albanese Organization, BXP, and CrossHarbor Capital Partners to celebrate the beginning of work at 290 Coles Street. The land, which sits between 16th and 17th Streets, has been vacant for years, but revitalization has always been a goal at the site.
Jersey Digs has been following the project since way back in April 2020. The property was purchased by the current developers about two years later following approvals from Jersey City’s Planning Board.

The joint venture secured a $225 million loan earlier this year, and work has now begun to bring 670 apartments and 13,000 square feet of retail space to the growing district near the Hoboken border. Designed by MHS Architecture with interiors by Meshberg Group, the project will consist of two residential towers rising 14 and 21 stories above a six-level podium.
The complex’s residences, which will all be market rate, will consist of 67 studios, 400 one-bedrooms, 189 two-bedrooms, and 14 three-bedroom spaces. 290 Coles Street will include a 6,800-square-foot “sky lounge” on the roof of the 21-story section of the building and an additional 3,600 square feet of indoor space sporting a sunset lounge and a kitchen and dining area.

Other amenities at the future complex will include an 8,500-square-foot “amenity courtyard” along 16th Street’s ground floor and a sixth floor devoted to outdoor facilities like a pool, a play area, game area, fire pit lounge, barbeque and biergarten area, bar, and TV lounge. The development’s eighth floor will feature another amenity deck with a custom-designed structural sculpture with LED lighting.

The development includes 355 parking spaces for cars and 350 bicycle parking spots, with three sizable storefronts slated for the building’s street level. 290 Coles Street is slated to utilize a black and gray brick, stone combination, and large glass components on the exterior.
K L Masters Construction Company will be serving as the general contractor, with other members of the development team including ICOR Consulting Engineers, DeSimone Consulting Engineering, Dresdner Robin, Meshberg Group and The Marketing Directors. An estimated completion date for the development has not been announced.
290 Coles Street will be rising across the street from a relatively new park and is the latest project to move forward in the area. Another mixed-use project called 305 Coles Street is under construction directly across the street, while the most recent phase of Hudson House is set to wrap construction in the coming months.
