Eight-Story Cliffside Development Proposed in Jersey City Heights

A developer will soon be pitching a modern residential project in Jersey City that would rise at a surface parking lot and boast sprawling views atop the palisades.

Plans have been submitted to revamp a 40,000-square-foot parcel at 152 Ogden Avenue. The property is sandwiched between two historic buildings and directly across the street from the trolley house that has stood in the neighborhood since 1892.

The land is owned by a company based out of the Bergen County borough of Oradell, with Hoboken-based Pintak Development applying to develop the property. Designed by MVMK Architecture, the proposed structure would rise eight stories and top out at 85 feet.

The project would consist of 14 residential units, breaking down as 12 two-bedrooms and two one-bedroom spaces. 14 parking spaces are included on the ground floor and eight spots for bicycles would be featured in the building’s basement.

The development would sport a tiered and setback design to allow for outdoor terraces in the residences. Plans for the building’s roof include a 300-square-foot common amenity space plus a 1,042-square-foot roof deck.

The units in the project would feature floor-to-ceiling windows and the exterior of the development would utilize Hardie panel siding, brick, and aluminum composite components for a sleek modern look. The application says that the development does not need any variances as pitched, although the project is a bit taller than most buildings on Ogden Avenue.

Jersey City’s planning board is tentatively slated to hear the project’s application during their February 21 meeting, which begins at 5:30 p.m. and will be held virtually on Zoom. Those interested can join the meeting at this link or by using the Webinar ID 861 6244 3723.
