New Panera Bread Drive-Thru Coming Soon to Clifton

Another national retailer is coming to the ON3 campus in Clifton. A new Panera Bread drive-thru will occupy a 3,500-square-foot pad just off Route 3, adjacent to new campus access lanes. The bakery-cafe will join recent new additions, Starbucks, which opened in 2024, and Chase Bank and Chipotle, both currently under construction. Prism Capital Partners owns the 116-acre mixed-use property.

RIPCO Real Estate represented Prism Capital Partners in negotiating the lease. Newmark served as broker for Panera. Construction on the Clifton property is set to begin in April and will be overseen by Prism Construction Services.

“The Panera Bread lease advances our goal to curate a well-balanced mix that serves the surrounding community and complements our campus’ live-work-play lifestyle,” noted Prism’s Edwin Cohen. “ON3’s retail component is well underway, and we look forward to finalizing more additions in the near-term.”

Fast-casual bakery-cafe Panera Bread serves up pastries, coffee, salads, soups, sandwiches, and more. First opened in 1987, the company now has more than 2,200 restaurants in 48 states, Washington, DC, and Canada.

Prism Capital Partners first acquired the former Hoffmann-La Roche North American Headquarters in 2016. The company’s vision of transforming the Clifton/Nutley ON3 complex into a live-work-play campus, combining offices, R&D housing, retail, wellness, and recreation, has grown rapidly over the past decade.

Tenants include Hackensack Meridian Health & Wellness Center at Clifton, Hackensack Meridian School of Medicine, the Hackensack Meridian Health Center for Discovery and Innovation, The Ralph Lauren Corporation, Eisai Inc., Quest Diagnostics, Seton Hall University’s Graduate College of Nursing and School of Health and Medical Sciences, Modern Meadow, and Proponent Federal Credit Union. Prism maintains its headquarters at ON3.
