We first introduced you to 223 Ogden Avenue last summer when the project was just getting underway. Then last month, Pure Properties, the listing brokerage for the property, announced sales at the boutique condo property had begun.

With one residence under contract and significant interest in the other, the developer, Green Home Builders, along with Pure, recently invited Jersey City Mayor Steven Fulop to an evening launch event to celebrate the success of both 223 Ogden Avenue and the state of real estate development in the city as a whole.

Green Home Builders is a small, local family-run company specializing in redeveloping under-utilized properties in Jersey City. They acquired 223 Ogden Avenue in mid-2017 as an outdated two-family home. After a full demolition, the company began the ground up construction of a brand new two-family home.

Speaking at the event, Sunny, of Green Home Builders, said, “We’re so happy to see this home come to life. When we were designing the home, we really thought about the future homeowners to ensure they would be able to enjoy every luxury possible.”

The approach was fitting considering Ogden Avenue is one of the most desirable streets in the Heights. “From providing gas fireplaces and coveted outdoor space, to using only the finest finishes and utilizing the first level as on-site parking, building a home from the ground-up totally catered to the resident is what we pride ourselves on,” said Sunny.

The transformation of 223 Ogden Avenue is one example of a trend occurring all over Jersey City. Older, neglected, and outdated homes, whose functionality is now obsolete, are redeveloped into state-of-the-art residences.

After Downtown Jersey City, The Heights is the city’s most active market. The last year condominiums in the neighborhood appreciated 68% year-over-year, according to Pure Properties’ latest market report. With many buyers moving from downtown Jersey City, Hoboken, or NYC, developers need to compete by building the most advanced residences possible.
