
The Kislak Company Inc. recently reported that it had sold three multifamily properties in Bergen County that had not changed hands in more than 50 years.
Kislak said the properties have average in-place rents of $1,425 to $1,450 a month, “providing significant upside potential through future rent growth.”
Two properties – Royal Court Apartments and Windsor Apartments in Hackensack – have been owned by the same family for more than eight decades, and owners “chose to capitalize on today’s strong investment market,” Andrew Scheinerman, Kislak senior vice president, said in the announcement. Kislak, based in Woodbridge, marketed the properties for the sellers.

According to Kislak’s announcement:
• Royal Court Apartments, 5 Pangborn Place in Hackensack, sold for $9,700,000. The 59-unit property was built in 1937. The five-story, 37,400-square-foot brick building has nine junior one-bedroom apartments, 35 one-bedroom apartments, 12 large one-bedroom apartments with dining rooms, and three two-bedroom apartments with dining rooms.
• Windsor Apartments, 70 Anderson Street in Hackensack, sold for $4,925,000. The 29-unit property was built in 1925. The four-story, 27,800-square-foot brick building has four efficiency one-bedroom apartments, 12 one-bedroom apartments, 12 two-bedroom apartments with dining rooms, and one three-bedroom basement apartment.
• River View Apartments, 60 South Main Street in Lodi, sold for $6,100,000. The two-story building has 28 updated units, including two studio apartments, 14 one-bedroom/one-bath apartments, and 12 two-bedroom/one-bath apartments. The property also includes on-site parking and features a 20% to 25% increase in rent roll during ownership.

“More than 90% of the units at Royal Court Apartments and Windsor Apartments had been upgraded through renovations including new kitchen and bathroom fixtures and appliances, refinished or replaced flooring, and the removal of interior non-bearing walls to create modern open floor plans while preserving the character of the pre-war buildings,” according to Kislak.
