Second Phase of Morristown’s M Station Tops Out

The effort to redevelop a strip mall and massive parking lot into a modern office and retail complex recently achieved a milestone as the entirety of M Station in Morristown is slated to wrap next year.

SJP Properties, in partnership with Scotto Properties, celebrated the topping out of what will be Sanofi’s 260,000-square-foot New Jersey flagship location at M Station West. Ground broke on the second phase of the project last summer, which followed an initial portion that opened in 2022.

The upcoming building was designed by Gensler to achieve LEED certification and will feature floor-to-ceiling glass and metal panel façade with solar reflective roofing to enable daylight harvesting.

M Station West will enjoy three separate and unique active terraces along with an expansive landscaped rooftop complete with wellness areas for yoga and outdoor movement classes, entertainment, and gardens which will supply food and beverage offerings in the space.

Over 20,000 square feet of retail space on the ground floor will be open to the public in the second building, which will be linked to the first phase by a 1,000-car parking structure. The completion of the second phase will also continue to connect Morris Street by completing a 10,000-square-foot landscaped promenade and two public plazas.

Sanofi joins Deloitte, which moved its headquarters to M Station East last year, and Valley Bank, which celebrated its grand opening at our new Speedwell Avenue property this fall.”

Sanofi’s 1,900 employees will occupy the building upon its completion, which is anticipated sometime during the first quarter of 2025.

The completed first phase of the M Station, a six-story, 120,000-square-foot building, is home to 1,495 employees of Deloitte and includes a retail component. Sweetgreen announced last summer that they signed a lease to open at the property.
