SJP Properties will redevelop the site of the former Century 21 department store in Morristown.

New York-based real estate developer SJP Properties is poised to redevelop nearly 3 acres of commercial property at the Morristown Green into housing and more than 100,000 square feet of commercial space after a recent town council vote.

Officials voted on August 19 to pass a resolution designating a limited-liability firm affiliated with the developer, SJP Morristown Green LLC, as the redeveloper of nine parcels along North Park Place, Washington Street, and Speedwell Avenue.

SJP will redevelop the site of the former Century 21 department store, which, according to a report in Morristown Green, has been closed since December 2020, as part of a 2.64-acre redevelopment site. The assemblage wraps around two lots on North Park Place and several smaller parcels at the road’s intersection with Washington Street, but includes more than half of the entire block to the south of Cattano Avenue and the Dalton Garage.

The LLC will redevelop several storefronts that have been vacant for years into 160 residential units and 100,000 to 120,000 square feet of office and retail space, according to the resolution.

Another report in Morristown Green says the parcels include storefronts that used to house branches of Chase, HSBC, and Charles Schwab, as well as John’s Deli, Square Luggage, and the Morris County Democratic headquarters. The resolution’s plan is also a scaled-down version of a November 2024 proposal that called for nearly 144,000 square feet of office space, according to the report.

The legislative body’s resolution states that the LLC is the second designated developer of the assemblage in the last two years. In November 2024, the town council voted to adopt a resolution that designated North Park Place Holdings LLC as the redeveloper of the parcels and a broader redevelopment area. Officials also approved a redevelopment agreement with the LLC at the same meeting, but extended it in June 2025.

The town then agreed to adopt another resolution in January that conditionally designated North Park Place Holdings LLC as the redeveloper of the same redevelopment area. However, the owners of nine parcels within that redevelopment area agreed to transfer ownership to SJP Morristown Green LLC five months later, in June.

The Morristown council also voted to designate SJP Morristown Green as the redeveloper of three parcels located at 2, 6 and 10 Washington Street. That project calls for 54 residential units and 2,100 square feet of ground-floor retail space.

The LLC will have approximately three months to submit a redeveloper agreement to the town council before moving forward with the projects. The developer will also be required to submit site plan applications to the town’s planning board for the assemblages.

While SJP and its affiliate may be years away from debuting a new mixed-use complex, the development could transform the Morristown Green, which has not seen new development of this size and magnitude in at least a decade. A 2024 USA Today report says the redevelopment of the former Epstein’s department store in 2006 was the largest redevelopment project in Morristown’s history. That redevelopment along South Street made way for a seven-story complex of townhouses and commercial space and added several restaurants that are now part of the town’s vibrant nightlife.

SJP Properties is also the real estate firm behind the M Station office complex on Morris Street, which is home to financial services firm Deloitte and life sciences firm Sanofi.

Jersey Digs reported in June 2023 that the developer and Scotto Properties broke ground on the second phase of the project, which consists of 260,000 square feet of office space for Sanofi and retail buildings at the site of the former Midtown Shopping Center strip mall at 74 Morris Street near the town’s train station. The first phase of M Station broke ground in 2020 and consisted of 120,000 square feet of new office space for Deloitte across six stories. It was completed in July 2022.
