Smaller developments continue to pop up around Hoboken to complement larger projects and a new complex looking to replace three older properties along Grand Street has been given the green light.

During the December 19 meeting, Hoboken’s Zoning Board approved a plan to revamp 325-329 Grand Street. The endeavor comes from an entity called TH Start Grand Multi LLC, which is registered out of an address in Summit, New Jersey.

Designed by Nastasi Architects, the application calls for the demolition of three adjoining buildings just off the 4th and Grand Streets intersection. The development sports a decidedly modern look and will consist of four residential floors above a ground floor parking garage.

A total of 20 units will be built under the plan, two of which will be set aside as affordable housing for low to moderate income households per Hoboken’s ordinances. The ground floor will consist of a parking garage with 15 parking spaces.

The development will include a rear yard for residents plus a 1,462 square foot common roof deck. An underground stormwater detention system is included in the plan, which will plant three new street trees along the stretch.

A groundbreaking date for the project has not been announced.
