Three-Story, 12-Unit Conversion Planned for 132 Mallory Avenue, West Side

A small industrial property in a residential Jersey City neighborhood is about to undergo a major transformation.

The one-story warehouse at 132 Mallory Avenue (a.k.a. 346 Virginia Avenue), in the West Side section of Ward B, will be converted into a three-story mixed-use development. The new development is slated to include 12 residential units on the upper two floors, with office space on the ground floor. Five parking spaces will be provided on the premises, according to the agenda from the zoning board’s November 2 meeting, where the project was granted preliminary and final major site plan approval.

The warehouse was previously occupied by a plumbing and fire protection company called William J. Guarini, Inc. and Waldor Products, which printed promotional items before being acquired by Royal Industries in March 2015.

The project developer is 132 Mallory Ave JC, LLC, which was incorporated out of Jersey City in May 2015, according to the New Jersey Division of Revenue and Enterprise Services. NJ Parcels records show that the company purchased the property in July of that year for $690,000 from Stephen Spiegel of Waldor Products. The site is situated a block west of the West Side Avenue business district and is a short walk away from both Lincoln Park and the Hudson-Bergen Light Rail.
