Flemington’s Sportsman’s Plaza Retail Center Sells for $2.25 Million After 30 Years

Sportsman’s Plaza, a highly visible, 9,720-square-foot retail strip center in Flemington, recently sold for $2.25 million. The busy shopping destination is located at 174 Route 31, across from Hunterdon Medical Center and close to BJ’s Wholesale Club.

Kislak Commercial Real Estate Services, Inc., marketed the Flemington property. Kislak’s Commercial Sales and Leasing Associate Sara Soliman handled the transaction on behalf of the seller and secured the buyer. Neither party was disclosed.

“This was an off-market transaction that resulted from a long-standing relationship initially fostered by our colleague Peter Wisniewski,” noted Kislak’s Soliman. “Our team worked closely with the landlord for many years leasing his properties and advising him on a variety of real estate matters. He owned Sportsman’s Plaza for over 30 years. When he was ready to sell it, we procured multiple qualified buyers that led to a smooth and successful sale.”

The Hunterdon County property is a well-maintained retail center with ample parking on 1.24 acres. The current tenant roster includes beauty, food, and dining options. All tenant leases are triple net and utilities are metered independently for each tenant. Triple net means the tenant pays rent, but also maintenance, insurance and taxes. The location offers quick access to I-78, I-287 and Routes 202, 12, 22, and 28.
