
The full buildout of the massive Pier Village complex in Long Branch has begun construction on its final piece, as Kushner has broken ground on a new luxury condominium community along the Atlantic Ocean.
PV Condo LLC, an affiliate of Kushner Companies, has broken ground on One Eighty Ocean. The new boutique complex adds 39 residences, including two- to four-bedroom homes, each with direct views of the Atlantic Ocean.

The residences will feature floor-to-ceiling glass and private terraces. A dedicated One Eighty Ocean gallery is now open at 15 Morris Avenue in Long Branch for those curious about the spaces.
Designed by MHS Architects, One Eighty Ocean features a stepped façade that creates expansive private terraces while opening residences to natural light and unobstructed water views. Select homes feature outdoor kitchens, plunge spas, and firepits.

The interior design of One Eighty Ocean will be grounded in natural, tactile materials, with white oak flooring, custom millwork and curated stone selections throughout. Chef’s kitchens pair custom cabinetry with integrated Wolf, Sub-Zero and Cove appliances, while bathrooms are set to feature glass-enclosed showers and soaking tubs.
One Eighty Ocean has a slew of amenities planned for the complex spanning wellness, fitness, recreation and social spaces. An oceanfront deck will feature a swimming pool, hot tub, and cold plunge surrounded by cabanas, loungers, fire pits and landscaped gathering areas. An outdoor cinema, a wellness suite, a hydrotherapy shower, sauna and steam room along with a fitness center and yoga studio round out the complex.
Indoor amenities include a great room with salon, bar and billiards; a resident lounge; card room; screening room; and children’s playroom, and library lounge. One Eighty Ocean will feature a concierge, secure package management, bicycle storage and a pet spa. The development aims to be fully completed by the end of 2028.
