Bayonne to Consider 165-Unit Peninsula View Development

A vacant tract of land in the shadow of Route 440 could be home to the next development in the Peninsula City as Bayonne officials will soon be hearing new revitalization plan following a change in political leadership.

Later this week, Bayonne’s Planning Board is slated to hold their first meeting since Mayor Sharon Ashe-Nadrowski and the new City Council took office on July 1. One of their first applications will be for about an acre of land at 75-87 East 31st Street, which is currently owned by The Alessi Organization.

The site has frontage on Route 440 but is only accessible via East 31st Street, East 32nd Street, and Prospect Avenue. Designed by MHS Architects, the proposal envisions an eight-story building that rises 90 feet at its tallest point.

Dubbed Peninsula View in paperwork submitted to the city, the development would include 165 total residential units alongside 188 parking spaces, along with 83 bicycle spots. The first two floors would contain all the parking for cars, while the remaining floor would feature the residences and amenities.

Speaking of the perks, the third floor would feature a 6,148-square-foot outdoor courtyard with a pool and a theater facility, a 3,200-square-foot fitness center, a co-working space, and a game lounge. The development’s roof would additionally sport a 1,600-square-foot amenity space.

Peninsula View would sport a mostly brick-veneer exterior and is seeking minor variances and deviations from existing zoning related to curb cuts, maximum retaining wall height, and parking screening requirements.

The development is being led by The Alessi Organization, which has built prominent projects in Bayonne over many decades, such as the South Cove Commons. They are perhaps most recently known for a controversial land sale involving the planned expansion of the NJ Turnpike Extension.

Per NJ.com, the company netted a $20 million profit on a piece of property near Route 78 by allowing the New Jersey Turnpike Authority to take the parcel once home to the former Marist High School. Alessi bought the 9.5-acre property for $11.4 million in 2021, a year after the former Catholic school closed.

The application for Peninsula View is slated to be heard by Bayonne’s Planning Board during their July 14 meeting, which is scheduled to begin at 6 p.m. in the Dorothy E. Harrington Council Chambers at City Hall.
