Jersey City’s Skyline Expands as Two New Towers Rise in Liberty Harbor

A block of Liberty Harbor will soon be home to a pair of high rises aiming to blend new architectural trends with a more classic style found in Jersey City’s historic districts.

The two developments sit at the foot of Grove Street, with the mixed-use project at 251 Grand Street being the furthest along. Approved in 2023, the former surface parking lot is being redeveloped into a 12-story building plus an attic that rises just over 166 feet on the land.

Designed by MHS Architecture, 251 Grand Street will feature a cast stone veneer on its first three floors, transitioning to a curtain wall with vision glass on the remaining floors. The ground floor of the project includes 2,104 square feet of commercial space, plus a 1,148-square-foot mezzanine.

The 106 units at the complex, some of which will feature private balconies and terraces, break down as four studios, 70 one-bedrooms, 30 two-bedrooms, and two three-bedroom spaces.

No affordable housing component or off-street parking is included in the project, but 53 bicycle parking spots will be provided on the ground floor. Amenities in the future building will consist of a 2,313-square-foot fitness room and a rooftop terrace with an outdoor pool and patio.

The development will be LEED certified, and the ground floor of the building will sport a dry flood barrier system plus building window and door guards.

Just down the street, foundation work is underway for another high-rise at 250 Morris Boulevard. The plans were also drawn up by Hoboken-based MHS Architecture, with this development set to rise just over 196 feet at the apex. The project aims to activate the streetscape with several ground-floor tenants.

The first component of the street level in the development is a two-story educational space spanning 12,000 square feet, which will be the future home of a Montessori School. That storefront will face Regent Street, while a separate retail storefront will be featured on Grove Street across from Morris Square Park.

The 300 units in the future complex are split as follows: 60 studios, 182 one-bedrooms, and 58 two-bedrooms. No affordable housing component is included in this development either, as none is required under current zoning.

A total of 18 parking spaces will be provided on-site at the building. The second floor will feature over 6,000 square feet of perks, while the third floor will include a covered courtyard plus a pool facility. A regulation basketball court will call the fourth floor home.

The plans for 250 Morris Boulevard additionally include a large amenity roof deck with an outdoor fitness area, putting green, and a lounge area. The roof will also feature a 3,400-square-foot indoor component.

The development will also utilize a curtain wall system with a cast-stone veneer section on portions of the lower floors. As part of the work, Morris Boulevard will be extended to connect to both Tidewater and Grove Streets.

The Mocco family, the master developers behind the Liberty Harbor neighborhood, is behind both projects. An estimated completion date has not been announced for either tower.
