
One of the larger multi-family developments in Morris County will be welcoming several high-profile restaurants in the coming months, with the acclaimed Meximodo among others committing to opening in Parsippany.
The team behind District 15Fifteen recently launched the project’s first phase, which sits along Route 10 at the former site of a suburban office complex. The entirety of the project will include almost 500 apartments, with the initial Smyth building sporting 262 residential units.
The ground floor of Smyth at District 15Fifteen has secured leases from some big names, as several tenants have committed to a total of 26,530 square feet. They include Meximodo, a Metuchen restaurant that owns the Guinness World Record for its sprawling tequila selection.
The restaurant, from LeMalt Hospitality Group, already has a strong following and will be opening a new location in Jersey City later this year.
Another notable tenant coming to the complex is Al-Basha, a Middle Eastern dining experience nationally recognized by USA Today. Their flagship restaurant currently operates on Crooks Avenue in Paterson.
A new concept called Burger House will also be opening inside District 15Fifteen from the Dream Big restaurant group. Other tenants that have signed on for the complex include the Yemeni-style Haraz Coffee House and Moxie Salon and Beauty Bar.
The new tenants join previous commitments from Kura Revolving Sushi and Burton’s Grill & Bar, a chain that will be opening their first New Jersey location at the development.
District Fifteen15 is a collaboration between Stanbery Development Group, Claremont Development, and PCCP LLC, with Pierson Commercial Real Estate spearheading the retail leasing efforts.
“District 15Fifteen is setting the modern-day standard for today’s lifestyle, where the merging of modern residential living, best-in-class amenities and a dynamic downtown streetscape creates a hub for everyone – members of our residential, retail and restaurant community, nearby office workers and area residents and visitors,” said Stanbery’s Partner Marc Hays.

Upon completion of the entire project in early spring of 2026, District 15Fifteen will feature a pedestrian-friendly town-square-style footprint with 58,600 square feet of retail and restaurant space, 498 apartment rentals, and a Residence Inn by Marriott.
