The newest development in Hoboken’s evolving western end will add a major yoga brand and an omnipresent coffee company to the retail landscape in the coming months.

Advance Realty Investors has nearly completed construction of Willow House, a new luxury boutique rental building at 1404 Willow Avenue. Construction on the project began back in 2024, replacing a former Hertz rental car building.

The eight-story building is situated at a high-visibility corner at 14th Street and includes 52 studio-to-three-bedroom residences. Designed by locally based MVMK Architects and Living Systems, the property has already secured tenants for the 6,000-square-foot retail space on the ground floor.

Both Starbucks and CorePower Yoga will be setting up shop at the upcoming development. CorePower Yoga is the largest yoga studio brand in the United States, with more than 220 locations across 23 states.

On the other side of the retail equation, the Starbucks location will be Hoboken’s fourth outpost of the coffee brand and the first west of Washington Street.

“Willow House reflects our integrated approach to residential development in Hoboken,” said Dan Cocoziello, Principal and COO of Advance Realty Investors. “It brings together well-designed homes, a strong amenity package, and a location that connects residents to everything the city has to offer.”

Preleasing has already begun for the homes at Willow House, with limited-time Grand Opening incentives of up to two months free. Initial occupancy for residents is expected on July 1, but no timeline has been announced for when the property’s retail tenants will open their doors.
