A mixed-use complex in an area that hosts over 1,000 workers daily will get a sizable injection of retail space as part of an ongoing corporate campus revamp.

Advance Realty Investors just broke ground on 19,240 square feet of retail space across four buildings at Bedminster Village Square. Located at 1420 Route 206, the retail component is the latest phase of the company’s long-term transformation of its corporate campus.

Advance’s plans also include enhancements to the existing office space, additional landscaping, and new pedestrian connections to Bedminster’s extensive hike-and-bike and open-space network. Pierson Commercial Real Estate LLC has been retained as the development’s exclusive retail leasing agent, with Robert Mackowski, Director, leading the assignment.

“Bedminster Village Square is uniquely positioned to draw on the strengths of its location, established employment base and surrounding community,” said Alex Cocoziello, Chief Investment Officer of Advance Realty Investors. “A carefully selected mix of retail, dining and services will build on those fundamentals while creating a walkable mixed-use environment that serves the people who work here as well as the broader Bedminster community.”

The retail buildings will be located at the intersection of Route 206 and Advance Drive, with the first two containing approximately 5,770 square feet each plus a central courtyard with outdoor seating.

Buildings 3 and 4 will feature approximately 3,850 square feet each and adjoining patios. Pierson Commercial is currently in discussions with a mix of local and national operators, including breakfast, brunch, and midday food concepts.

“Bedminster Village Square presents a unique opportunity to create a true retail destination within an established business and civic center,” said Robert Mackowski, Director at Pierson Commercial. “Our approach is to curate a complementary mix of food, wellness, medical and service uses that meet the everyday needs of employees, residents and visitors while also creating a strong sense of place. The early interest from both local and national operators reflects the strength of the location and the demand for new retail in this market.”

The leasing strategy is focused on creating a complementary tenant mix of food and beverage, medical and physical therapy, boutique fitness, wellness, and everyday service uses. Parking is planned to support both retail and restaurant uses, with delivery targeted for 2027.
