
The path has been cleared for a new mixed-use complex in Jersey City’s northernmost neighborhood along an emerging corridor that has become a bit of a development hotspot in recent years.
Jersey City’s Planning Board recently greenlit a plan to revamp 569 Palisade Avenue. The property is located midblock between Congress Street and South Street and currently houses a three-story building with a detached garage.
The ownership of the parcel, simply called 569 Palisade LLC, is registered out of a private address in Manhattan. Drawn up by MVMK Architecture + Design, the plans for the land include a five-story building set to rise just under 58 feet.

A total of 11 residential units are included in the plan, comprising nine two-bedrooms and a pair of three-bedrooms. The plan includes 10 parking spaces for cars and 16 for bikes.
A 700-square-foot retail space is located on the ground floor of the building, with a cellar that includes retail storage and private storage for the residential units.
Residences in the building will feature lots of outdoor space by Jersey City standards. Units facing the rear will have private terraces on the 2nd floor and private balconies on the 3rd through 5th floors, while two of the rear units on the 2nd floor will have access to private rear-yard patio spaces on the ground floor.
The top-floor units will include private terraces within the front setback area fronting Palisade Avenue, while the duplex units on the fourth and fifth floors will also have access to private roof deck areas ranging from 240 to 250 square feet each.
The project will plant one new street tree along Palisade Avenue and was granted two minor variances when gaining approval. The deviations related to the project’s minimum rear yard setback and parking space dimensions. A groundbreaking date for the project has not been announced.
