A corner in The Heights will soon be getting a new residential complex as work has officially begun to revitalize several lots along Oakland Avenue.

Earlier this year, demolition work began at 158 Oakland Avenue on the road’s intersection with Jefferson Street. The coming development sits directly across the street from Laidlaw Lofts, one of the larger industrial conversion projects in the neighborhood.

A company simply called 158 Oakland Development LLC is behind the project, which Jersey City’s Zoning Board approved in late 2023. The greenlit plan was revised from an initial application making changes to several step-backs on the top floors in response to concerns from neighbors raised during a May 2023 hearing.

As a result, the forthcoming four-story project will accommodate more air, light, and space. Designed by Jersey City-based Mukti Architecture and Studio A & M Architects, the residential development will include eight market-rate units plus one affordable housing space.

Four off-street parking spaces are included in the plan along with five interior spaces for bicycles. The units in the complex will break down as four one-bedrooms and five two-bedrooms.

The project, which will include an elevator, is set to sport a 792 square-foot rooftop amenity deck plus a green roof, stormwater retention system, and new landscaping will be part of the endeavor.

The look of the project is designed to blend into the historic neighborhood and will utilize composite wood siding and orange brick façade on lower floors. An arch roof on the corner of the property is set to feature gray fiberglass and slate composite shingles.
