Throughout 2024, Jersey City’s 10 Provost has set new records for resale prices on its premier condominiums. Now, resident expert and Coldwell Banker agent Brian Spain shares why, after a slower market in 2023, the building is attracting heightened interest from buyers.
With rates dropping and buyer interest picking up, now is the time to start considering your purchase in one of the top buildings in New Jersey. Read on to be the first to find about three new off-market listings.
Drawing upon his intimate knowledge of 10 Provost, Brian Spain recently closed multiple record re-sales for various lines within the 28-story building.
The 12-line’s previous record price was for Unit 412 at $750,000, but Brian recently sold Unit 712 for $854,000.
Unit 1409 surpassed the previous 09 high just last month at $1,321,000
The trend for stronger resale values in the building continued when Brian closed an 06-line unit without parking, Unit 806, for $922,200 when the former 06-line highs were Unit 2306 without parking for $860,000 and Unit 2106 with parking for $885,000.
Both Units 712 and 806 were sold off-market, as well as the soon to be record setting Unit 1908.
These sales have further solidified Brian’s position of being a proven market leader at 10 Provost, having negotiated the most sales in the building. Brian notes these record prices are due to a range of factors. “In addition to the strong sense of community and the unbeatable Provost Square location, the management team at 10 Provost has done a great job keeping the building in like-new condition and updating amenities, like the gym, based on resident feedback,” Spain says.
Some of the best homes at 10 Provost never show up online. Since 10 Provost is experiencing increased interest, Brian is offering a preview of units he has for sale off-market so potential buyers can act swiftly to arrange a viewing and secure their next home.
For buyers searching for a northwest corner residence, Unit 1109 is a two-bedroom and two-bathroom home with approximately 1,200 square feet of living space and stunning views of Manhattan and the river. This home includes a storage unit plus the most storage of any two-bedroom home within 10 Provost, along with parking, and has only had one owner.
The forthcoming Unit 1108 is situated in the southwest corner of 10 Provost. The two-bedroom, two-bathroom home offers nearly 1,200 square feet of living space and an oversized kitchen. This beautiful home has views of the Statue of Liberty and has only had one owner.
If searching for an oversized residence, Units 1108 and 1109 could potentially be purchased together and combined to create a luxurious residence.
An 01-line unit is also coming to market soon. Situated north with some eastern views, the two-bedroom and two-bathroom home includes parking. What’s more, the sellers of all three units will be paying out 2% to buyer’s agents.
Completed in 2018 by Toll Brothers, 10 Provost was one of the first high-end condominium buildings in Jersey City’s Powerhouse Arts District. Brian Spain highlights that the building’s appeal lies not just in its high-end finishes and prime location, but in the sense of community that truly makes it feel like home. “What sets 10 Provost apart is how welcoming the community is,” Brian notes. “Newcomers are embraced, and neighbors frequently connect outside the building, whether it’s grabbing drinks in Downtown Jersey City or going for walks on the waterfront.”
With 242 units and over 27,000 square feet of amenities, 10 Provost was carefully designed to meet the demands of modern living. Outdoor amenities encourage relaxation and socialization, with the building featuring a rooftop pool, landscaped rooftop gardens, courtyards, and sundecks with BBQs, an open-air fireplace, and TVs. The indoor amenities are equally appealing, with a private residents’ lounge, party room, fitness center with yoga room, conference room, a pet spa, and children’s playroom. The building also has a convenient 24-hour concierge and bicycle storage available.
Situated alongside the Provost Square pedestrian plaza in the Powerhouse Arts District, 10 Provost is a ten-minute walk from the Hudson River Waterfront and provides easy access to local transit options, such as Grove Street PATH. There is also an abundance of dining and retail options, along with parks and entertainment venues, within close proximity.
