Plans to redevelop a warehouse at the corner of Mallory Avenue and Fisk Street have been scaled back a bit, but a new vision would still be one of the neighborhood’s tallest structures if it rises from the property following the planning board’s green light.

Back in 2018, we reported on plans to revitalize a 10,000-square foot property at 70 Fisk Street. The parcel, held by a company called 70 Fisk LLC, has ownership that can be traced to a residential address in Lakewood, N.J.

The initial idea for the property’s renaissance was to demolish the non-conforming industrial building on the land and construct an eight-story multi-family residential building with 46 units and 26 on-site parking spaces in a garage. That version gained approvals over two years ago, but little has happened at the property since.

Despite the lack of activity, a new application from 70 Fisk LLC was approved during the planning board’s July 21 meeting by a 6-0 vote. The new plans, drawn up by Hampton Hill Architecture, decrease the building’s height to seven stories in a structure that would rise just over 75 feet.

The residential component in the new version is lowered to 44 and the units break down as 24 studios, 17 one-bedrooms and 3 two-bedrooms. No affordable housing is required nor incorporated into the plan and 22 parking spaces will be included in a two-story garage at the development, which is slated to cover 100% of the lot.

The project is slated to feature amenities like a third-floor rear yard and a fitness center plus community room. Green features cited in the development’s application include rooftop gardening space sporting raised beds, a 4,400-square foot green roof, and electric car charging stations.

The development falls within the Route 440-Culver Redevelopment Plan and while the original project was permitted as of right, the latest version was granted a variance from the planning board related to a side yard setback. A groundbreaking date hasn’t been announced following the development’s redesign and time will tell if the second time is the charm for this stalled project.
