A company that acquired a property in a Guttenberg neighborhood last year is now proposing a new development on the premises.
Guttenberg 70th St., LLC is planning a building with 15 residential units at 210-212 70th Street, a parcel located between Broadway and Hudson Avenue that used to include a one-story home and parking area. The proposed development could also include 18 parking spaces, according to a public notice that was issued earlier this month.
A letter from CPA Architecture principal Albert Arencibia to an engineer for the Town of Guttenberg associates Guttenberg 70th St., LLC with an address in Old Tappan and states that the development plans call for 11 one-bedroom units and four two-bedroom units. The two-bedroom units would each include one bedroom on the fourth floor and another on the fifth floor, according to the letter.
Property records show that the developer bought the tract in June 2019 for $800,000. The company is now seeking Preliminary and Final Site Plan approval with multiple conditional use variances, according to the notice. The Guttenberg Joint Planning/Zoning Board is scheduled to hear Guttenberg 70th St., LLC’s application during a virtual Zoom meeting this Monday, May 18 at 7:00 p.m.
