Renderings Revealed for Further Canal Crossing Phases in Jersey City

A clearer picture has emerged for one of Jersey City’s largest undeveloped parcels as new images have been released showing what the future of Canal Crossing could look like.

Boraie Development recently released a presentation it made to Jersey City officials regarding the post-industrial land it owns just south of the Garfield Avenue Light Rail Station. The property once housed a chromium production plant during the 1950s before the facility was shut down in 1963.

A large-scale environmental cleanup of the land ensued, and plans to redevelop the property have been in the works since the early 2020s. Jersey Digs broke the news about the first round of approvals granted for the parcel at 880-900 Garfield Avenue earlier this year.

Designed by Beyer Blinder Belle, 900 Garfield Avenue is slated to rise 10 stories and include 293 residential units. 59 of the living spaces would be designated as affordable housing, with the total unit breakdown consisting of 39 studios, 160 one-bedrooms, 80 two-bedrooms, and 15 three-bedroom homes.

The first phase of the Canal Crossing endeavor will include 11,426 square feet of ground-floor retail space split between three storefronts, plus 212 parking spaces for cars.

Details on the second phase of Canal Crossing have emerged with Boraie’s presentation. The next portion will consist of a six-story mixed-use residential building with 215 units, again including a 20% affordable housing component.

The breakdown of units in the second phase includes 16 studios, 116 one-bedrooms, 73 two-bedrooms, and 10 three-bedrooms. 68 parking spaces and ground floor commercial spanning 6,900 square feet will also be featured.

Planned amenities at the second space include lounges and a fitness area, while outdoor amenities such as a rooftop lounge and an elevated deck above the parking structure, with a pool, are featured in the design.

While Boraie released specifics regarding the second building, they also shared a few renderings of future phases planned for the site. The tallest building in the pipeline appears to rise 12 stories, and the future development at the site is intended to extend east along the vacant properties along the light rail tracks.

Boraie’s released plans do not include a portion of the property to the south, which remains vacant in renderings that have emerged. The company had initially planned 1,200 units at their Canal Crossing site, but it’s unclear if those plans have been adjusted since their initial proposal in 2021.

A few other significant developments have been approved in the neighborhood during recent months, perhaps indicating some traction for this stretch of Bergen-Lafayette. A mixed-use complex at 33 Pacific Avenue was greenlit back in February, while a 170-unit development next to Berry Lane Park was approved in April.
