The ongoing evolution of The Park, a former office park in Berkeley Heights, continues, with six new retailers announcing 2026 openings. The mixed-use development combines living, working, and recreation on a 185-acre campus. At the heart of the site is The District at The Park, a 60-acre walkable downtown featuring 160,000 square feet of retail, restaurants, and entertainment.
Beginning in July, six new offerings will open in The District. Three food concepts coming soon are family-owned Four Spoons Ice Cream Company, Doner Shack, serving Mediterranean-style street food and kebabs, and Cafe Exchange, which will offer premium coffee, food, and wine. Prime IV Hydration & Wellness will open a spa-like wellness facility with IV vitamin infusions. Dogtopia will offer spa services for dogs as well as doggie daycare and boarding. Rounding out the list is the flagship location of Greatness Wins, an athletic apparel brand founded by Chris Riccobono, Derek Jeter, and Misty Copeland.

The Park was first built as Connell Corporate Park in the 1980’s. In 2019, The Connell Company began an ongoing $500 million redevelopment, transforming the area from an office campus into a destination neighborhood. Today, the Berkeley Heights campus features a 176-room Embassy Suites Hotel, a Lifetime Fitness center, and more than 1.5 million square feet of work resort and coworking office space.
Working with Capricorn Retail Advisors as their exclusive retail leasing consultant, the Connell Company has already secured lease agreements for 37,000 square feet of retail space and continues to find retail partners. The District at The Park will ultimately comprise 160,000 square feet of restaurant and retail space, plus 328 apartments.
