A new building called Gallery Lofts is coming to 387-391 Palisade Avenue, between Franklin Street and Hutton Street, in The Heights within Ward D. The project calls for a six-story building with 16 residential units, according to public records. 11 parking spaces will be included in the development, as will commercial space and an art gallery on the ground floor. The Washington Park Association of Hudson County also reports that when completed, the building will include a green roof.
Preliminary and major final site approval with variances for use, density, height, building and lot coverage, and parking was granted with conditions to Hudson City Development, LLC of East Windsor, Mercer County in 2014 by the Jersey City Zoning Board of Adjustment. The building is being designed by Lee Levine Architects of Hoboken, according to the company website.
Previously, the site contained three residential apartment buildings that were each three stories tall. However, demolition of the existing buildings began on April 10. NJ Parcels records show that Continental Palisade, LLC, which is based out of the same Central Avenue building as Brunelleschi Construction, acquired the buildings for a combined $1,825,000 from another East Windsor-based LLC in November 2016.
Residents of Gallery Lofts will be within walking distance of Riverview Park, Pershing Field, the Central Avenue Shop & Shop, the Palisade Avenue Supremo Food Market, and the 2nd Street Station on the Hudson-Bergen Light Rail in Hoboken. The Palisade Avenue corridor is served by NJ Transit Buses 84, 86, 87, and 123 to Manhattan’s Port Authority Bus Terminal, Union City, North Bergen, Hoboken, Exchange Place, and Journal Square.
There is no relation between this project and the Gallery Lofts development in Newark that will be completed this summer.
