Four-Story, 12-Unit Building Approved At 8-12 Paterson Avenue, Hoboken

A four-story building will rise at 8-10-12 Paterson Avenue in Hoboken, between Jackson Street and Monroe Street, in Ward 4. City records show that the building, which is being developed by property owners James and Frances Buonavolonta, will contain 12 residential units, 930 square feet of commercial space, and 10 parking spaces when completed. Hoboken-based Minervini Vandermark is the project architect.

The development was originally proposed in 2014, and a project listing at the time stated that it would be a 20,700 square foot building with units ranging from 1,160 square feet to 2,544 square feet, one of which would be a penthouse with a patio.

For nearly 35 years, a one-story building previously occupied by J&D Pizza and Provisions, along with a small parking lot, have stood at the site.

The Hoboken Zoning Board of Adjustment unanimously granted final site plan approval to the project during its meeting on November 22nd. Meeting minutes show that Robert C. Matule, Esq. spoke on behalf of the developers at the meeting, and stated that they received site plan approval from Hudson County, and have filed a stormwater management plan and sewer application.

This corner of the city has seen more residential development in recent years, with four new apartment buildings built within a block of the property within the past ten years. In fact, a new five-story development at 14 Paterson Avenue, the site of Vera’s Florist, is nearly complete next door to the lot. Residents of both new buildings will have Southwest Park just steps from their front door, and will be within a short walk of the 2nd Street Station on the Hudson-Bergen Light Rail, Hoboken Terminal, and local restaurants.
