A developer has submitted an application that calls for bringing a multi-family building to a block in Jersey City.
Patel Indo Pak Grocery, Inc. is seeking to build a 12-unit development at 10 and 12 Berkeley Place. All of the units would include two bedrooms, according to the application.
A principal points statement noted that the four-story building would include a rooftop deck, laundry room, and a ground floor parking level with seven spaces. A bicycle storage area is also planned.
Located between Tonnele and Liberty Avenues, the 6,375-square-foot site currently includes a two-unit building and surface parking lot, according to the principal points statement. The application indicated that two residential units would be demolished and that no “affordable housing units” would be created.
The street is spelled “Berkeley” on street signs and in the principal points statement, an affidavit of ownership, and a memorandum from the Jersey City Division of Engineering, Traffic and Transportation. However, the municipal tax database and development application refer to the street as “Berkley.”
Patel Indo Pak Grocery, Inc. used an address in suburban Clifton on its application. However, the affidavit of ownership states that the firm’s principal place of business is 780-782 Newark Avenue in Jersey City, a property that includes a Patel Brothers grocery store and other businesses. The affidavit also associates Mahendra Patel with the company.
The Jersey City Zoning Board of Adjustment is scheduled to hear the developer’s application during its Zoom meeting this Thursday, September 10 at 6:30 p.m.
