Approvals Sought for Greenville’s Latest Development Proposal

A new mixed-use development is on the table for a parcel along a busy thoroughfare in Jersey City’s Greenville neighborhood.

A legal notice from City Hall shows that a project with apartments, commercial space, and parking could be constructed at 1720 John F. Kennedy Boulevard, a long-vacant lot next to Vincent’s Pizza at the corner of Danforth Avenue. If given all of the necessary approvals, the building would include 44 units, 5,075 square feet of commercial space, and an underground garage with 24 parking spaces. 12 parking spaces would also be provided outside the building, which would be almost 57 feet tall with five stories.

The company behind the proposal is Z&S Realty Properties, LLC. The Jersey City-based company acquired the tract for $1.7 million in December, according to NJ Parcels records. A sign at the site shows that Bruno’s Continental Auto Sales once operated there while a listing from when the property was for sale featured a rendering for an older proposal for a four-story building on the premises.

Z&S Realty Properties, LLC was set to formally seek Preliminary and Final Site Plan approval on March 22 from the Jersey City Zoning Board of Adjustment, according to the notice, but the matter is not listed on the meeting’s agenda. The company is also applying for variances such as use, height, setback, and lot coverage. The project was also slated to go before the Hudson County Planning Board on March 20 since John F. Kennedy Boulevard is a county roadway.

Although it would be smaller in scale, this proposal is similar to one that was made last year for another large parcel just a few blocks south along the boulevard. Myneni Towers, LLC received approvals to construct a five-story building with 68 units, parking, and commercial space for a vacant corner property at the edge of a residential lot.
