
A dead-end street just off JFK Boulevard could soon get a residential complex that is slated to include high-end amenities and would sport a modern look.
Plans have been submitted to revitalize 49-51 Morton Place, the site of a former adult day care center facility. The location is a bit obscure; Morton Place spans just two blocks, and the property backs up to rail tracks that are owned by the Central Railroad of New Jersey.
The applicant seeking to revamp the property is called Morton Place Plaza LLC and they are registered out of a JFK Boulevard property in Jersey City. Their plan, drawn up by MVMK Architecture + Design, calls for a six-story residential building that would top out at just under 70 feet in height.

The development would include a lower-level garage with space for 127 vehicles and 135 bicycles. The residential component would consist of 264 units with a significant affordable component, as 28 of the residences would be set aside as affordable housing.
The total unit breakdown consists of 70 studios, 125 one-bedrooms, 57 two-bedrooms, and 12 three-bedroom units. The majority of the affordable apartments, 17 of them, would sport two bedrooms under the proposed plan.
The first floor of the proposed building would include an indoor/outdoor pool plus amenity spaces, a lounge, a gym, and a wellness center. The roof would also feature a finished deck space plus a full-sized pickleball court.

The exterior of the development would utilize fiber cement panels, charcoal aluminum panels, and modular brick. The project as proposed would not require any variances from current zoning regulations.
Jersey City’s Planning Board is slated to hear the application for 49-51 Morton Place during their August 12 meeting, which starts at 5:30 p.m. and is behind held in the Boardroom at the Holloway Building within the City Hall Annex at 4 Jackson Square.
