Developer Plans to Bring 16 Units to Communipaw Avenue

Another new building could be coming to Bergen-Lafayette.

The latest development to be proposed for the Morris Canal Redevelopment Area within this Jersey City neighborhood is set to be constructed at 327 Communipaw Avenue, at the northwest corner of Pine Street. The project, which is being proposed by Zalmen Strulovic of Jersey City-based 327 Communipaw Ave., LLC, calls for 16 residential units on the upper floors with two retail spaces on the ground floor, according to records from the Jersey City Redevelopment Agency (JCRA). The number of stories that the development would consist of is not listed.

A resolution from the JCRA claims that “the newly constructed project will be designed to complement the surrounding neighborhood.” All present members of the JCRA’s Board of Commissioners voted to designate 327 Communipaw Ave., LLC as the redeveloper of the property during the agency’s March 20 meeting.

327 Communipaw Ave., LLC bought the property in November 2017 from a Paulus Hook-based LLC, according to NJ Parcels records. Located within a few blocks of Lafayette Park and the Liberty State Park Hudson-Bergen Light Rail station, the site has long contained a two-story building that was once home to the Kolonia Restaurant.
