
The Plainfield Planning Board gave unanimous approval to an application for a new 68-unit, mixed-use development within the East Third and Richmond Street Redevelopment Plan area. The East Third and Richmond Redevelopment Plan prioritizes high-density, mixed-use development close to the Plainfield NJ Transit Station. The apartment building will be located at 314-322 East 4th Street.
Brian M. Taylor, AIA, President of North Plainfield-based Taylor Architecture & Design, presented the application to the board. The building was designed by a team led by Kevin Tempalsky, Design Architect at Taylor Architecture & Design. The firm has also recently been a key player in other developments in East Orange and Irvington.
The new development will be six stories tall with 68 apartments, comprising a mix of two-bedroom, one-bedroom, and studio units. The ground floor will be dedicated to commercial space. The plan calls for 51 on-site parking spaces, including 8 electric-vehicle charging stations, 11 mechanical parking spaces, and ADA-compliant van-accessible stalls.
The Plainfield building’s exterior will be faced with textured brick panels and masonry veneer accents. Large punched windows and Juliet balconies will distinguish the residential floors. The commercial ground floor will be finished in a masonry veneer. A glass-and-metal penthouse volume will top the building, giving it a distinct roofline.
