
2Six Apartments in North Bergen sold for $6,775,000. The three-story, 18-unit luxury building at 1209 26th Street was recently built. At the time of sale, the property was fully occupied.
Woodbridge-based the Kislak Company Inc. was the exclusive marketer for the North Bergen building. Kislak SVP Davis Briones worked on behalf of the seller and procured the buyer. The all-cash transaction completed a 1031 Exchange for the purchaser. The parties were not disclosed.
“The property traded at a 5.5% cap rate, which aligns with historical norms for new construction, typically ranging between 5.0% and 5.5%. After a period of cap-rate expansion into the 6% range over the past two years, which were driven by higher interest rates, cap rates are beginning to compress,’ commented Kislak’s Briones. “This trend is constructive for developers and owners evaluating disposition or refinancing opportunities in 2026.”
2Six Apartments comprises six large one-bedroom units with dens and 12 one-bedroom apartments. The residences feature wood flooring throughout, tiled bathrooms, in-unit washer/dryers, and stainless steel kitchen appliances. The building has 22 onsite parking spots with two electric vehicle charging stations.
