Kushner Breaks Ground on Luxury Senior Building in Fair Lawn

Bergen County’s Fair Lawn will soon be home to a high-end residential complex for active adults as construction has begun to revitalize the site of a vacant office building.

Members of the management team at Kushner and local dignitaries drove ceremonial shovels into the ground last week to signify the start of construction on a new 307-unit luxury rental building for active adults. The four-story building will rise at 19-00 Pollitt Drive, which is being razed and repositioned to accommodate the new building.

The future development will feature a mix of one- and two-bedroom apartments that come with a full suite of resort-like indoor and outdoor amenities. Kushner’s project also includes 46 apartments that will be dedicated as age-restricted affordable housing.

“This development will transform an underutilized property into a high-end residential offering that will provide a new level of luxury in this area while filling a critical need in Fair Lawn,” said Michael Sommer, Executive Vice President of Development and Construction at Kushner. “We appreciate their support and guidance and are delighted to break ground today on what will be an important community asset for years to come.”

Expected to be completed during 2025’s second quarter, the project will include a sprawling amenity area featuring a state-of-the-art fitness center and a yoga studio. A spa room, sauna, steam room, hair styling station, manicure station, massage room, clubroom, multi-purpose room, game room, conference room, movie room, library, and a pet spa are included in the building’s amenities.

The exterior of the facility also hopes to engage residents, as two landscaped courtyards are slated to include a swimming pool with pergolas, a putting green, a bocce court, fire pits, and grilling stations.

Kushner’s endeavor is the second senior housing development to move forward in Fair Lawn since the beginning of this year. Trammell Crow Company and Chelsea Senior Living broke ground back in January on a two-building senior living facility that will be located along River Road at the site of a former TD bank branch.
