Renderings Revealed for Sunoco Redevelopment Project in Hoboken

A gas station near the northern end of the Mile Square City could be redeveloped into a mixed-use complex with a sizable storefront as remediation work has already begun with plans in the works.

Excavation is underway at 1301 Willow Avenue in Hoboken, which has been home to a Sunoco gas station with four pumping stations, 3 shop garage stalls, and a small service office for many years. The property has not yet changed hands, but a subsidiary of Hoboken-based Red Bridge Homes has applied to revitalize the site.

Designed by MVMK Architecture + Design, the plan proposes demolishing the existing gas station and replacing it with a six-story mixed-use building with a modern design. The complex would include a total of nine residential units consisting of four two-bedroom and five three-bedroom spaces.

1,200 square feet of retail space facing Willow Avenue is included in the proposal, as are eight interior parking spaces in a garage to be accessed via a new curb cut from Thirteenth Street. The sixth-floor penthouse at the property would sport a 562 square foot wraparound terrace, while the roof of the structure would provide 600 square feet of common recreation space as well as an additional 1,399 square feet of green roof.

The development is requesting a d(5) density variance, a d(6) height variance, and bulk “c” variances related to maximum lot coverage, minimum rear yard setback, and minimum roof deck setback. Hoboken’s Zoning Board heard portions of the application during their March 17 meeting but voted to continue hearing the application at a later date.

The 1301 Willow Avenue application was listed on the board’s March 24 meeting but was not heard during the meeting. The earliest the board could further consider the application would be during their upcoming April 21 session.

The project still has a way to go before gaining the full green light, but underground remediation work continues to chug along, and the gas station and service area at the property have already been permanently closed.
