In a significant regional expansion, YunExpress has inked a long-term lease for 146,000 square feet at Crow Holdings at Carteret’s site just off NJ Turnpike Exit 12. The 1.2 million-square-foot industrial campus is located at 400 Salt Meadow Road in Carteret.
Yun Express was represented by Christopher Marx, Chris O’Connor, Steve Card, Chris Marx Jr., Taylor DeRisi and Peter Starr of Savills, while Cushman & Wakefield’s Jules Nissim, Stan Danzig and Kimberly Bach were the exclusive agents for Crow Holdings at Carteret.
Yun Express was founded in 2014. According to its website, it is one of the top third-party (3PL) logistics companies in China. The organization already has a New Jersey presence in the Exit 8A submarket and is a leading provider of cross-border B2C business lines for e-commerce sellers. YunExpress additionally offers FBA (Fulfillment by Amazon) transfer, postal parcel, and international express services.
“Crow Holdings at Carteret’s unparalleled location and world-class, ready-for-occupancy distribution space hit all the marks for YunExpress,” said Clark Machemer, Senior Managing Director, Crow Holdings Development. “We are pleased to welcome another tenant to this thoughtfully designed and executed campus, which is a great source of pride for both our team and the Borough of Carteret.”
Crow’s other Carteret tenants are DSV Global Transport and Logistics and Weida Freight System, Inc. (WFS). Cushman & Wakefield is currently marketing the remaining 480,000-square-foot full-building opportunity at 500 Salt Meadow Road.
“The market continues to see a surge in 3PL deals, including an influx of Asian logistics providers working to build out their network capacity close to sea, air and land infrastructure,” Cushman & Wakefield’s Nissim noted. “Crow Holdings at Carteret’s location in one of the nation’s most dynamic industrial corridors is a clear draw for this sector – and others.”
The campus covers 126 acres and is 13 miles from the Port Newark-Elizabeth Marine Terminal. Crow Holdings at Carteret offers convenience to Newark Liberty International Airport, major highways, and key NYC crossings. The campus benefits from a 30-year PILOT agreement, ensuring long-term tax rate stability.
Crow Holdings Development has introduced more than 4.2 million square feet of industrial inventory since 2020. Currently, it has 1 million square feet of construction in progress across New Jersey, Pennsylvania and New York.
