Park & Arbor in Old Tappan, New Jersey, is a 110-unit community, and the second group of residences is located at 619 North in Ho-Ho-Kus, New Jersey.

At Park & Arbor, the interiors were designed to balance hospitality-level elegance with the coziness of a boutique residence. The dramatic double-height lobby immediately sets the tone, while distinct patterned flooring acts as a visual map of the space. The overall aesthetic heavily leans into tactile details, including hand-thrown pottery, artisanal-style tiles, and curated greenery throughout. Even the mailroom, which is often treated as an afterthought in residential design, was planned with intention, including curved detailing that is recurring throughout the building.

The amenity areas have been designed to reflect the historic location without sacrificing modern conveniences. The speakeasy-inspired clubroom, children’s playroom, and cafe are stunning recreational spaces. The coworking booths and a conference suite reflect the increasing demand for work-from-home environments. Outdoors, the manicured grounds include a pool framed by cabanas, firepits for gathering with friends, and a full bocce court and putting green.

619 North leans into its smaller footprint by focusing on imaginative details and thoughtful layering. The interiors are largely decorated in a warm palette of wood tones and botanical-inspired textures, peppered by eclectic touches. In the coworking space, a curated gallery wall adds to the artistic atmosphere, offering residents an environment that feels less like a shared amenity and more like an extension of their homes. There is a visible balance between individuality and functionality.

The communal spaces culminate in a rooftop level that opens directly onto a landscaped terrace. Natural light floods the rooftop gathering space, creating an indoor-outdoor haven. Additional amenities include the lounge, pet spa, all-sport simulator, and fitness center.
