Kushner Breaks Ground on 280-Unit Project on Site of Westminster Hotel in Livingston

Construction on the 280-unit Livana Livingston is underway after an official groundbreaking. In addition to Kushner’s leadership team, Livingston Township officials and other local dignitaries were on hand for the ceremony.

The community will feature two rental buildings, one for all ages and the other specifically for 55+ residents. There will be 56 affordable housing units between the two. The development is located at 550 and 570 West Mt. Pleasant Avenue in Livingston where the Westminster Hotel and Somerset Regal Bank once stood. Kushner owned and operated the Westminster before shutting it down to build the Livana.

“Livana Livingston represents an important addition to our expanding New Jersey portfolio and exemplifies the range of residential products Kushner is delivering to meet today’s evolving housing preferences,” said Kushner CEO Laurent Morali. “This groundbreaking also reflects the depth of our development pipeline and our commitment to investing in communities throughout the state.”

The Livingston development falls under Kushner’s Livana brand, a multifamily concept they launched in 2024 to address the growing need for lifestyle-focused living and high-quality rentals. Kushner has already converted office sites into Livana East Hanover and Livana Fair Lawn with more on the way.

“Livana was envisioned with the goal of providing refined rental communities that speak to how people want to live today,” noted Nicole Kushner Meyer, President of Kushner. “From young professionals and growing families to 55 and better residents seeking community and convenience, we’re focused on creating residences that combine exceptional design, well-curated amenities, and a strong sense of place.”

Lessard Architecture designed the new residential community with a blend of one-bedroom, one-bedroom-plus-den, two-bedroom, and two-bedroom-plus-den homes.

The 55+ community will focus on a wellness-centered lifestyle with a fitness center, private sauna and steam rooms, coworking space, private dining room, rooftop deck, pickleball courts, gameroom, clubroom, and a spa for pets.

The second building will boast many of the same amenities for residents of all ages with an emphasis on family and social living. Residents will enjoy a party room, a hidden speakeasy lounge, card room, teen arcade, kids’ playroom, swimming pool, and movie room.

“As we considered the future of this site, it became clear that it was ideally suited for a multifamily community that would allow us to preserve the value of the location while reimagining its long-term purpose,” offered Michael Sommer, Chief Development Officer at Kushner. “We’re proud to continue our work transforming underutilized properties into vibrant destinations that better serve the needs of their communities.”

Livana Livingston by Kushner is projected to open in 2027.
