
Over 60 acres of land in Somerset County are being transformed into a 1.1 million-square-foot life sciences and advanced manufacturing campus, as Advance Realty has launched branding for its latest endeavor.
The company has announced that their upcoming development along U.S. Route 202/206 in Bridgewater will be called Continuum. Conceived as a next-generation innovation campus, the facility looks to integrate research and development, advanced manufacturing, logistics, and shared amenity spaces into a cohesive environment.
JLL has been exclusively engaged to lead leasing for the campus, which will offer build-to-suit opportunities. The entire complex has an approved site plan, a long-term PILOT agreement in place, and phase one of construction underway.

Continuum is designed to meet that need, bringing together R&D, advanced manufacturing, and logistics within a single, newly constructed campus environment that enhances efficiency, accelerates timelines, and supports collaboration at scale.”
The future complex hopes to capitalize on its location. According to Choose New Jersey, Somerset County has the highest concentration of degree specializations in biopharma and medical devices in the state, and Continuum will be strategically positioned near Routes 202 and 206, as well as Interstates 287 and 78.
Upon completion, Continuum will comprise up to 830,000 square feet of purpose-built life science facilities, 250,000 square feet dedicated to logistics and advanced manufacturing, and more than 20,000 square feet of retail and amenity space. Planned onsite amenities include dining options, fast-casual eateries, shared workspaces, and conference and event spaces.

While construction has already begun on the development’s first phase, a potential opening timeline for Continuum has not been announced.
