A condominium conversion at a former bread factory in the center of Hoboken is well underway, and the company behind the massive renovation is seeking final approvals for another development across the street.
A modest one-story garage at 731 Clinton Street was once used as stables for horses that belonged to the Schmalz family. The bakers, German immigrants who started their company in Hoboken back in 1867, delivered their Jersey Cream Malt Bread and other baked goods by horse-drawn buggy out of the red brick building back in the late 1800s.
The main baking facility across the street was later used to bake Wonder Bread in the 1960s and is currently being converted into WonderLofts, a 68-unit mixed-use project by Parkwood Development. Interior demolition work has begun at the site, but Parkwood has also targeted the former stable house across the street for a new construction project.
The initial green-light was given to plans at 731 Clinton Street last year and Parkwood is looking for final site approval at the Planning Board’s next meeting. The proposal will demolish the garage and replace it with a five-story, 15-unit, L-shaped building designed by local firm Minervini Vandermark.
The development will utilize industrial brick on its exterior that is similar to the existing red façade on the current garage, plus glass components on the higher floors and street-level corner. All the living spaces in the elevator-equipped building will be three and four-bedroom units ranging in size from 1,700 to 2,100-square feet, and 14 indoor parking spaces will be included in the development.
Five private decks will be featured in the units on the top floor of the property, which will additionally have an extensive green roof. Other environmentally conscious elements in the development include electric car charging stations, spray foam insulation, and an underground stormwater retention system. Six new trees will be planted on the property’s sidewalks, where there are currently none.
Five variances were initially granted by the Planning Board for 731 Clinton, which falls within perhaps the most rapidly changing few blocks of Hoboken. The latest project, along with the currently under construction 726 Grand and WonderLofts developments, will add a total of 117 residential units and 4,405 square feet of retail to the neighborhood.
A timeline for 731 Clinton isn’t apparent, but final Planning Board approvals for the latest project could be granted on July 19th.
