Apartment Complex May Rise Near Newark’s Park Ave. Light Rail Station

Newark’s latest mixed-use development could be constructed just a stone’s throw away from one of the city’s light rail stations.

A company named 853 South 12, LLC has plans for a six-story complex at 298-302 and 304-308 4th Street, two adjacent tracts located near Branch Brook Park and the Newark Light Rail’s Park Avenue stop in the North Ward.

The building would include 51 apartments and 1,600 square feet of ground-floor commercial space, a legal notice says.

Currently, the site where this project could be built contains an auto repair business known as Branch Brook Auto Top.

Although the Newark Light Rail and its predecessor, the Newark City Subway, have served the North Ward for generations, this part of Newark has not seen a significant amount of transit-oriented development projects in recent years. Should 853 South 12, LLC’s plans advance, they would result in one of the only buildings of its kind near Branch Brook Park.

The public will get a chance to weigh in regarding the proposal when the company goes before the Newark Zoning Board of Adjustment to request preliminary and final site plan approval with variances for height and insufficient lot area per dwelling unit. A hearing has been scheduled during the ZBA’s Zoom meeting at 6:00 p.m. on Thursday, February 3.
