13-Story Development Proposed for River Road in North Bergen

Nearly five years after plans were announced to bring a six-story classic car business to a group of properties in North Bergen, a separate proposal to construct residential units and retail space at the site instead will soon be up for approval.

Located across the street from the River View Diner, the vacant properties at 7711, 7801, and 7809 River Road were the subject of municipal and county applications back in 2016 that called for a business that would sell, store, and repair collectible cars.

Now, the North Bergen Zoning Board of Adjustment is scheduled to discuss a new application by Edgewater-based 7711-7815 River Road Associates, LLC that calls for a 13-story development with 130 residential units, retail space, and 161 parking spaces at this location.

The application states that there would be 90 one-bedroom units and 40 two-bedroom units in the building, which would be 135 feet tall.

Architectural plans from Daibes Design Group, LLC that were released by North Bergen’s municipal government indicate that a circular “arrival plaza” is planned outside the structure while a health club and pool are proposed for the mezzanine level.

A special meeting over Zoom has been scheduled for Thursday, April 29, at 6:00 p.m. The meeting ID is 813 9384 9858 and the access code is 726740, according to the meeting agenda.

  1. No more luxury housing!!! Start building affordable housing for all, $2000. a month is not affordable housing. There are waiting lists in every affordable housing agency in NJ. Why build housing that would help so many people? Does anyone really care about the elderly and disabled in NJ? It’s appears nobody does, these developers are raping the land and the whole area will be flooded eventually with climate change.

  2. You are absolutely right, seniors and disabled housing are at the bottom of the list in NJ strategic plans m, the reason is the lack of the good legislators, we used to have years ago, now the time has changed and the new generation will never appreciate what you are talking about.
    Florida is the place for the affordable seniors and disabled living. One Day At A Time.

  3. I agree with both commenters here. We especially need more senior housing. It’s sad that we focus more priority on profit and ratables (to pay bloated 6 digit no-show salaries) than on affordable housing for our most vulnerable. Understood that likely that won’t happen on expensive real estate land like this, but it’s still an important issue for our lawmakers to consider.

    Considering North Bergen is starting it’s revel process where many of our houses may have our taxes go up (more likely than not), I hope these “luxury” units help offset some of those increases – since likely these are folks who CAN afford higher taxes, and not the working class people west of Blvd. East.

  4. Can the Board of Adjustment even approve a change of use in a Redevelopment Area?
    I thought the applicant would have to change the Redevelopment Plan 1st. That would require the Planning Board and the governing body to allow the use change. Once that is done, they could make their application to the Planning Board.
